VICI has better properties and stronger leases than its peers, but it is priced at a lower valuation. Realty Income and other net lease REITs own lower-quality properties in most cases. They are not built to last, their tenants are less dependent on them, and they face greater obsolescence risk.
Realty Income also has shorter leases, slower rent hikes, more capex responsibilities, and lacks CPI adjustments in its leases.
Despite that, it is priced at a higher valuation than VICI Properties and therefore, I believe that VICI Properties is a better opportunity for 2023.
