Vancouver Housing Is Resetting — February 2026 Market Update
January numbers are in — and the Metro Vancouver market is starting 2026 quieter than expected.
📉 Sales were down 28.7% year-over-year
📉 30.9% below the 10-year seasonal average
📊 Sales-to-active listings ratio: 9.1%
🏷 Benchmark price (all property types): $1,101,900
⬇ Down 5.7% from last year
Inventory is now 38% above the 10-year seasonal average, and with a sales-to-active listings ratio below 12%, historical data suggests continued downward pressure on pricing.
