Our client contacted us complaining of flood water entering their garage. The garage is particularly exposed to flood water due to its location.
The height of the defences was limited by the construction style of the garage.
As the water can remain high for prolonged periods of time, a more robust strategy was proposed, as opposed to just installing flood barriers. Property Flood Resilience measures alone such as flood barriers may only limit ingress to a property for between 20-60 minutes due to the porosity of the structure and water entering through other areas.
In this instance a tanking method was desired by the client. The tanking included a fillet seal to join the weak spot between the wall and floor.
Slurry Render Tanking and Garage Flood Barriers installed. Negative Waterproofing is surprisingly cost effective where the walls are accessible. This approach could be used behind plasterboard to minimise ingress into a property, and is not dissimilar to painting a wall with a thick emulsion paint.
The barrier rails have been fitted to the same surface as the tanking to ensure a homogeneous seal.
