Total construction activity declined from $63 billion in 2023 to $55.7 billion in 2025, with MBIE projecting recovery won't reach 2023 levels until 2030. The collapse created a devastating ripple effect through supply chains, with construction showing the highest proportion of late payments (over 10% of invoices exceeding 60 days overdue). Auckland's median house price remains at $990,000 despite being 20% below the 2021 peak. The immediate oversupply of 541 unsold new apartments (20% of recent completions) and thousands of unsold townhouses is masking a looming supply crisis, as the construction pipeline dries up. Auckland rents dropped 3.4% in 2025 (the largest decline in 30 years) due to current oversupply, but experts predict rental growth within 12-18 months as new construction remains at decade lows and current inventory gets absorbed.
