This created losses of up to $23,400 annually per property. Auckland's median house price sits at $990,000, down 20% from the 2021 peak, with some suburbs like Point England losing 33% of their value. The market is further burdened by 541 unsold new apartments (20% of recent completions) and thousands of unsold townhouses. Rental oversupply has caused rents to drop 3.4%—the largest decline in 30 years. First-home buyers now represent 29% of purchases, up from the historical average, taking advantage of reduced competition and lower interest rates that fell from 7% to 5.4%. However, the market remains in a holding pattern with sales volumes below long-term averages. Experts predict inventory will stay elevated through mid-2026, with rental supply tightening later in the year as construction slows and oversupply gets absorbed.
