Описание: Is a builder dropping $100,000 Horrendous or Tremendous? Depends which side of the fence you lie. The SW Florida Real Estate Market analysis for the end April 2025. April Inventory went down, Demand went up, but this has always been historically our busiest month for the entire year and inventory always goes down and demand goes up in April. Problem is April is our peak for the whole year. With demand hitting not even our long term average in April for the first time since 2009, this does not look promising for sellers. Builders are distressed like we have not seen before and are price chopping $10,000's in incentives. Even over $100,000 off! These rapid price reductions which for Lee county hit a decade and a half high, are causing downward pressure on the used market. Still over 13,900 housing units for sale with only 1300 closed sales for the county means we have over 10 months of inventory. Prices went down as builders are doing rapid price decreases and BLOWOUTS along with their MEGA incentives. Season normally starts to slow down after April, or should I say always goes down in May and with pending sales dropping 10%, this seems to be the direction we are taking. We discuss the current deals I have gotten and show how patience really pays off. This market update goes over technical analysis of the Market and answers the many of the common questions I am asked as a Realtor.
