Sometimes you just have to take it down to the frame. In this home, we wanted to open up the space between the dining room and the kitchen. The dining room is directly to the right of the front door, and was closed off, creating a distinct separation between the entrance and the rest of the home.
The wall we removed was not only a sheer wall, but it was load bearing as well. Once we opened it up we found plumbing and duct work inside it which had to be relocated. The reinforcement we added to give the sheer wall qualities back to the area is called a Flagpole Sheer. We dug a 5 foot deep hole in the ground and ran a 13 foot pole down into it, so that it was buried 5 feet and 8 feet was above ground that we attached the beam to for support. The flagpole is a 3x3” steel pole that is incredibly supportive.
Along the ceiling to offer the load bearing support, in this case, is a PSL man-made beam. It is stronger than other options and attaches well to the flagpole sheer.
To finish off the space we created a new angled soffit to match the angled wall that the opposite wall has, so that there was detail and design as well as structure.
As you can see now, the open floor plan comes alive, you can see the kitchen as soon as you walk into the house now instead of a single room surrounded by walls.
