In this video we show you around a neighborhood called Bonita Shores and a gorgeous home in the area that we think would be ideal for an AirBnb business. Not only is it close to the beach (less than 2 miles) and close to many popular restaurants loved by the locals such as Docks and Coconut Jacks, but this neighborhood does not have a homeowners association. This means no monthly HOA fees and no HOA rental rules making it suitable for short-term rentals such as Airbnb.

The fully remodeled 1976 home we tour is listed for sale at $715,000 and comes furnished and decorated leaving nothing left to do but move in and enjoy or use it as a vacation rental. The home is in Zone X, meaning out of a flood zone although not all homes in this neighborhood have this ideal zone classification. This is something we can look up for our buyers should they want to investigate a particular home of interest.

The lots in Bonita Shores vary from under a quarter of an acre to half an acre in size and many of the homes were built in the 1970’s and 1980’s with a few in the 1950’s and also the early 2000’s. Some of the older homes have been replaced with brand new homes but the majority are still older homes so there is a considerable amount of opportunity to renovate, rebuild entirely, or fix and flip while being in a very attractive location with close proximity to the beach.

Bonita Shores has many waterways with gulf access and the use of a community boat ramp for a small annual fee where homeowners can launch their boats or kayaks from and since there is no HOA, you can park your boat in your driveway!Chapters:
