This is the 2025 Market Forecast Video for Real Estate in the Las Vegas Valley. This video has been produced by Justin Miller, principal and co-founder of the Chong Miller Group, llc. At the Chong Miller Group, we help our clients build wealth through real estate. That starts with making sure our clients are educated about what’s taking place in the local real estate market – and what the various influences are on that market, both national and regional.
Every month, to help with educating our clients, Justin produces a Market Update video for Single Family Resales, and most months a companion Market Update video for Townhomes and Condos. While this research is focused on helping our clients, we make these videos available to the broader public, as we believe a more educated consumer (and professional) is going to be more capable of engaging in real estate productively.
In this 2025 Real Estate Market Forecast video, after level-setting about 2024 (including comparison between Justin’s year-prior forecasts and the actually achieved market data), Justin launches into the issues that will be impacting real estate in 2025: The Macro Environment and The Regional/Local Environment.
Macro Level: Interest Rates, likely going higher due to upward pressure on inflation, originating from both a strong economy and policy desires of the new administration in Washington. Also significant will be national employment levels and regional mobility.
Local Level: Investments in Infrastructure, with discussion about Public Investment in Roads, Airports, Trains. Industry Infrastructure, with discussions about Sports Industry, Movie Industry, Convention Industry, and Health Care Industry. Commercial Investment, with discussions about New and Re-Developing Resort Investments. And Housing Investments, with mentions of several large-scale high-rise and community development.
After looking at these issues, Justin issues his 2025 Market Forecast: High Interest Rates will continue to depress Total Transaction Volume, which will likely end the year only marginally higher than 2023 or 2024. But, because of growth in the population and employment base in Las Vegas, and lack of inventory (including insufficient new construction inventory) prices will continue to appreciate, with prices for SFR likely ending 2025 about 7.5% higher than at the start of the year.
Justin then provides some comments and warnings with regard to negative trends in failed contracts as well as challenges associated with practice changes mandated by the 2024 National Association of Realtors settlement.
