Las Vegas Real Estate Market Update for October 2025

In this Update Video, after a brief re-cap of environmental issues impacting real estate, I move into the normal measures for each sub-market
Market Highlights:
1. Prices - Down:
o The median price for single-family resale home decreased to $459,000, which is the same price as noted at the start of 2025.
o Median price for a resale condo fell to $226,000 (down 9.6% YoY).
o Median price for a resale townhome held steady at $335,000. (down 2.0% YoY).
2. Demand: Sales Volume – Up Across the Board:
o SFR resales were Up 2.9% MoM to 1,679. That’s 47 more houses sold than August.
o Condo resales were Up 4.2% (9 more units) to 224 Month-over-Month.
o Townhome resales were Up 5.0% (9 more units) MoM to 190.
o Sales increased across the submarkets, and for SFR showed only the third year-over-year increase of 2025. So overall market remains very weak.
3. Supply – Continued Weakness:
o SFR for sale listings were Down (2.5% or 94 units).
o Condo listings Decreased, by 82 units or 5.1% MoM. Townhome listings were also Down, by 63, or 5.4% MoM.
o Annual Inventory Growth has been decreasing sequentially over the past six months.
o Newly Listed inventory (slightly down), with only Townhomes bucking the trend, indicates supply will likely show negative growth next month as well.
