In this video, we're going to talk about the best way to sell your house. Opendoor vs Zillow vs Offerpad Lately Ibuyers have been taking the market by storm and so I thought it would be fun to look at which one is the best and also which is better to use between an iBuyer vs Realtor.

Now you might be wondering what is an iBuyer? An iBuyer is a company that uses computer technology to buy your property. They'll ask a series of questions to determine what their maximum offer can be for the property.

So with that said, in these Ibuyer Reviews, I aim to give you side by side comparisons so that you can see the difference between offered vs opendoor or zillow vs opendoor. Anytime you're dealing with an iBuyer in Real estate, it's important to understand all the fees that go into the iBuyer Business model. I used one of my properties with each of these services so that we could get an apples to apples comparison.

My Zillow experience showed they came in with the lowest offer of $507,500. Not only that but their Service fee was a whopping 13.4%. Now this quote took place right before Zillow stopped buying houses so that might possibly be why their service fee and offer on the house came in so high and so Low. So overall my zillow review is they are definitely not worth going with.

My offerPad experience had them coming in with an offer of $510,000 and a more reasonable service fee of 5%. This is more comparable to your typical Real estate agent fee. They also offer to cover your moving fees if you use them. So overall my offerPad review is they are definitely more reasonable than zillow and might be worth a try.

My Opendoor experience showed that they came in with the highest offer of $523,100. They also have a lower 5% Service Fee but in addition to that, they have some extra perks that allow you to stay potentially up to 21 days after closing in the house and if you use them as your buying agent, they'll contribute 1.25% of the sold price as closing cost contributions to the house you buy.

So overall my opendoor review is that they seem like the best of the 3 options to go with. But with that said, I don't think it beats listing the property on the MLS because I believe the house to be worth a decent amount more than even Opendoor offered me so even when taking 6% agent fees into account, you come out ahead more listing with a regular agent.
