Airbnb is a online platform which enables property owners to rent out their dwelling or individual rooms within a dwelling, usually on a short term basis. They can do this without using agents, tenancy agreements or licences. The appeal of Airbnb is increasing around Australia and even tenants are using it to let out unused rooms or even their couches.

Whilst this may provide an extra income for tenants and owners, there are some not so positive side effects for Bodies Corporate and landlords. These might include illegal parking, noise disruptions, property damage and shared facilities being overused.

Whilst bodies corporate and owners can't entirely regulate private short-term letting there are still some things that can be done. Bodies Corporate can create by-laws to define the use of common property and landlords can include specific conditions within tenancy agreements which will prevent subletting.
