This is an insider term that means the agent is trying to bid against other agents and artificially inflate their recommended price. This makes them stand out from other agents. They make a lot of promises and make you feel that they are the only agent who can get you more money. The problem is that neither you nor the agent determine value (what the market will pay) the market/the buyer does. Adding insult to injury this agent will probably come back after your house sits on the market for a while and pressure YOU into a price reduction. That’s if they didn’t get you to agree to it right in the contract from the beginning. The huge risk here is that being overpriced is absolutely one of the worst things you can do when trying to sell your home. It costs you time, money, or both and leads to frustration, disappointment, and anger when the timeframe you had in mind is completely busted. Avoid this by not hiring an agent based on recommended price alone. There is much more to selling your home than price. Competition is THE most important consideration. How do you compete on price? On condition? On location? Those are all huge factors but one of the most important things you can do is answer this simple question, why should anyone buy your home and not the one down the street or across town or none at all? Don’t let the dream of a big payday cloud the reality of competition in an open market. An overpriced home carries a stigma, that is usually lifted only after your dreams and positive attitude have been shattered and your price has been lowered. Sometimes even then, you can’t shake it. Do NOT let an agent buy your listing….you are the only one who loses and you can lose big!
