Las Vegas Real Estate Market Update for September 2025

In this Update Video, I provide a deep-dive into the Issues Causing the Significant Slowdown in the Real Estate Market
1. Real Estate Sales have slowed (4.5% below 2024 YTD, 3.2% below 2023 YTD)
2. Lowest Year-to-Date Transaction Volume in a Generation
3. Driven by Fear and Uncertainty
4. Economy headed into Recession, Unemployment Increasing, Inflation also Increasing
5. Stagflation is here, and it will get worse
6. I provide an in-depth discussion of Interest Rates and the FED
7. I provide Justin’s recommendation for what the FED should do to solve this problem

Market Highlights:
1. Price Down Slightly:
o The median price for single-family resale home decreased to $470,000, which is in line with most of 2024.
o Median price for a resale condo fell to $230,000 (down 8.0% YoY).
o Median price for a resale townhome decreased to $335,000. (down 1.5% YoY).

2. Sales Volume – Incredibly Weak:
o SFR resales were Down 1.2% MoM to 1,631. That’s 206 fewer houses sold than July.
o Condo resales were Down 20.1% (54 fewer units) to 215 Month-over-Month.
o Townhome resales were Down 9.0% MoM to 181.
o Interestingly, these weak demand numbers occurred with no real changes in prices or interest rates, so this occurred due to extreme uncertainty in the macro-environment.

3. Supply – Shockingly Weak:
o SFR for sale listings were Down (3.1% or 172 units).
o Condo listings Decreased, by 123 units or 7.4% MoM. Townhome listings were also Down, by 23, or 2.0% MoM.
o Annual Inventory Growth has been decreasing sequentially over the past four months.
o Newly Listed inventory (slightly down) indicates supply will likely show negative growth next month as well.
