Hi, I’m Judy Sin, REALTOR® with Compass in Lafayette, California.
In this video I share how I measure real buyer interest in Lafayette, Moraga, Orinda, and Walnut Creek listings.
Many sellers look at online views, open house visitors, or clicks. Those numbers can be noisy. The real signal is disclosure downloads. Buyers who spend time reviewing inspections, title, and seller disclosures are preparing to write offers.
Today’s buyers often use AI to read disclosures, compare repair costs, and assess risk. From the backend I can see where buyers focus, what concerns them, and how serious they are. That helps me guide sellers on what repairs matter, what can wait, and how pricing should adjust.
This is exactly what I saw with listings like Park Ave, where disclosure activity told a clearer story than foot traffic.
