Описание: Hello everybody! Andrew Malkoski here from The Denver 100. “So, How’s the Market?” Month in and month out, we have been talking about inventory, and this month is no different. This June, 2025, we have 13,282 available homes in the eight county metro area. You have to go back to 2011 to find a month with more than 1300 homes available. This represents a 40% growth in inventory Year over Year for June 2025 over 2024. When you have supply growing that rapidly, sellers will provide concessions and they will negotiate price and terms. We can see this evidenced in the fact that pending homes and sold home remain consistent from last year’s numbers. That means that sellers are finding ways to meet the consistent demand of buyers. That said, there is hope that recent improvement in the ten year treasury bill will start bringing mortgage rates down. If we get ANY consistent improvement in rates, we may see buyer demand rise to meet the inventory levels. I am not holding my breath, but remain hopeful.
