The Greater Edmonton Area real estate market kicked off 2026 with a notable shift toward higher inventory and slower sales. A total of 1,151 homes sold in January 2026, which is 12.5% lower than December 2025 and 27.6% below January 2025.

👉 Listings & Inventory:
• 2,518 new listings came to market — a big 84.2% jump month-over-month and 4.7% higher year-over-year.
• Overall inventory climbed 8.5% from December and is 32.7% higher than January 2025, giving buyers significantly more choice.
• Homes are spending more time listed, averaging around 59 days on the market — a shift from the faster pace seen in past years.

👉 Pricing Trends:
• The average residential selling price eased to $448,761, down 1.4% from December but still 2.5% higher than January 2025.
• The MLS® HPI composite benchmark price sat at $415,000, dipping 0.1% from December and 1.0% below last year’s level.

📌 By Property Type:
• Detached homes: Averaged $556,752 (down 1.7% MoM, 0.6% lower YoY). Sales declined 16.3% MoM and 23.1% YoY.
• Semi-detached homes: Prices rose slightly to $422,964 (↑0.2% MoM, ↑0.7% YoY), though sales were 27.5% lower than January 2025.
• Row/Townhomes: Prices averaged $296,227 (slightly down MoM and YoY), with sales falling 13.6% MoM and 29.5% YoY.
• Apartment condos: Prices reached $225,671, increasing 16.5% from December and 11.1% YoY, but sales dropped 6.0% MoM and 38.7% YoY.
