Local governments adopt standards and codes at their own discretion which means that the standards that were permitted at the time of construction are not only dependent on the date of construction, but also the date of adoption by each local government. Which is why we do not inspect a deck for code compliance, we inspect a deck for indications that it is still functioning as it was originally intended at the time of construction.

A deck may have been built “wrong” by today’s standards, but it may also have epitomized the most modern safety and construction standards at the time of construction. It is important to understand that decks have been built many ways over a period of many years and the condition of the deck and the construction methods used should be put into the context of the overall age of the house and the construction methods used at that specific time in that specific area.

Decks are especially prone to scrutiny by others because their entire structure from the footing to the adornments is visible to all who will take the time to look. If the point of reference being used while judging the construction of a deck is that of the most modern construction standards and craftsmanship, then Two Moose Home Inspections has yet to see a “Perfect” deck.
