We discussed CAP Rate and it's importance, use case, and utility. Now let's take a quick look at a financial statement that you might get from a potential buyer. Hey, to invest in real estate and buy the Lamborghinis you still need to buy the property. So let's look at this sample property's financial statements and extract some insight.
Disclaimer: This is a simple excel template, a true P&L is more elaborate and will contain specific item lines from revenue to expenses. However, I thought it would be easier to look at an imperfect one on excel. Sometimes you might even be given a handwritten P&L so we're going to train how we perform in the field :)
