An assumption is the process of assuming another loan, and for the first time in my Real Estate Career, my clients and myself successfully processed a VA Loan Assumption.
Assumptions are typically pretty difficult to do, especially at a 2.75% interest rate when the average is currently 6-7%. However what made this feasible was that there wasn’t a large gap between what the sellers owed and the assumption amount.
The chips were stacked against us on this deal with a timeline of 60-90 days typically and to make it ever harder, this was the first assumption I've done in my 25+ years in real estate, but with diligent research and having the experience to navigate roadblocks we not only got the deal done, but also fast tracked it to 48 day!!!
There was a lot of communication involved, and what seemed like an endless amount of requirements, but I’m so excited for my clients and the beginning of their new journey!
