A Transfer on Death Deed (also know as a Beneficiary's Deed) is a way to avoid probate. Once the donor dies the beneficiary (or beneficiaries) file a death certificate along with an acceptance form and the property becomes theirs. This works with homes, commercial property, farms and even mineral interests.
While it does not offer all of the benefits of a Trust, it can avoid probate and the court system. It works even if there is no Last Will.
