Australia 108 is a visionary landmark and the tallest residential tower floor-to-roof in the Southern Hemisphere. Rising over three hundred metres, the project is centred around creating an urban marker to redefine both the skyline and city living. Home to a diverse vertical community, Australia 108 embodies the essence of the city and the cultural arts precinct it resides in.
Australia 108 offers 1,105 luxury apartments over 100 floors with unrivalled amenity across more than 4,000sqm of communal internal space. The centrepiece of the building is the Level 71/72 Starburst, intended as a celebration of community within the building. The cantilevered structure’s floorplate is significantly larger to accommodate the Star Club’s assembly of health, wellbeing, social and private spaces, including a double-height sky garden and two infinity edge swimming pools.
Redefining how supertall residential buildings are perceived, the way Australia 108 is viewed in the skyline is as important as the street-level experience. Australia 108’ elegant silhouette shares a strong, visual relationship with its skyline partner, Eureka Tower, while its deliberately inviting ground-level experience connects masterfully to the Southbank neighbourhood.
Australia 108’s aim was to create a residential community within a supertall tower and to provide residents with generous communal spaces and a high quality of internal amenity.
To achieve a build that had never been attempted before in Australia involved detailed planning and engineering and presented the opportunity to develop innovative design and engineering solutions. Prior to construction, the project team worked extensively to build comprehensive 3D digital models. A key consideration for engineers and residents was how the structure would cope with tremendous wind speeds of up to 140km/h. To overcome this, the structural stability was bolstered by a 120,000-litre damper tank filled by high-pressure pumps in level 100’s subfloor to act as a counterbalance. Lifting a plethora of materials to more than 200 metres above ground included craning 14,854 glass panels and affixing the Starburst’s 24 enormous prefabricated golden panels into position with purpose-built platforms to safely install works.
Commissioned in 2014, within 12 months the building was designed and 80% of the apartments were sold. By May 2015, only 20 apartments remained unsold. Fundamental to the project’s financial viability was the ability for Australia 108 to be delivered in six stages up to occupation, as well as the integration of staged services.
Water and energy conservation were a key focus with common areas including automated controls to minimise lighting energy when unoccupied and a rainwater harvesting system providing landscape irrigation and swimming pool top-ups. An extensive air conditioning network within the building runs passively, further bolstering the building’s ongoing conservation efforts.
The apartments themselves offer a diversity of sizes and types, from the more affordable to the ultra-luxurious. This diversity of scale and mix is important in creating diverse community with a range of residents. Australia 108 has conceived a vertical community in an era when densification of the city is becoming increasingly critical.
