Prague is about to approve the biggest urban planning document since 1999 the Metropolitní plán. It will determine where 350,000 new apartments can be built, where Metro D will run, and which neighborhoods will see property values skyrocket or stagnate.

I'm breaking down what this plan is, why it matters, how to read it yourself on plan.praha.eu, and which neighborhoods will win or lose. This includes protected areas like Vinohrady (stability = long-term value) and development zones like Letňany, Písnice, Bubny, and the future North Terminal district (transformation = opportunity).
