Описание: Just like restaurants have the Michelin rating system, Mars Hill also has a system where we rate our vendors from 1 to 5 stars. Find out how you can get the leverage you need to hire good vendors whether you own 1 home or manage 100s.

We’ll give you an overview of how we use Vendor agreements in our Strategic Alliance program that results in win-win-win scenarios for both our Landlords, the vendor and our company.

Here is our current rating system:

0 star - Pending use. These are vendors who are “un-tested”. We want a backlog of vendors that can come from recommendations like Angie’s List, Yelp, Thumbtack and networking with other property managers. This way, if we need someone new then they have at least been vetted somewhat.

1 star - We have cause to never use these vendors again or at all.

2 star - Reliable but expensive. We will have a W-9, and insurance and License (if required) on file. Use only when desperate.

3 star - Not quite a 4 star vendor, but they have some special skill or very competitive pricing that makes them worthy of consideration.

4 star - Reliably takes before and after photos (if possible), consistently contacts tenants within 24 hours of receiving a work order, proactively provides the scheduled end date, communicates well, and works well with us for invoicing. We want at least three 4 or 5 star rated vendors per major category.

5 star - 4 star plus has referred at least one potential owner or referral partner to us
