Can Ruth persuade current heir Ed and his wife Sarah, as well as owner and director Jane Margaret Rogers to agree on a way forward for the historic estate?

However, with the gardens and woodland still in need of restoration, Ruth's guidance is needed to help James make Carnfield more profitable.
