Louisville Market Update: June 2022

Описание: Hey Louisville homeowners, we're back for another Louisville market update. As of June 2022, as always, we come to you in three sections, inventory, sales, and pricing. Let's get right into it. Inventory. We had 1,273 listings on the market, as of this morning, that is up 9% from the 1,165 I came to you with last month. Greater than 60 days, we have 281 listings on the market. That's an increase of 17%. Now, a slightly smaller increase, as we had an increase of 28%, when I came to you this time last month. The average days on-market has decreased actually though, because some homes are still selling, and selling very quickly. We're down to 28 days on the market, on average, as opposed to 30, last month. Median days on market stayed just the same with 6. Moving on to sales, sold listings, we had 1,608 properties sold in June 2022, as opposed to 1,964 sold in June 2021.That's a dramatic decrease of 18.2%, and substantially greater than the 9.6% decrease we saw from May to May. Pending listings. 1,415 in June 2022, as opposed to 1,875 in June 2021, a staggering decrease also, of 24.6%. And again, an increase compared to the 18.9% drop we saw, just here, in May 2022. Average prices. In June of '22, we are up to $324,000. That is opposed to $297,000, or an increase of 8.4% since last year. The average sales price for June 2022, excuse me, sales price versus list price $293,000, up from $263,000 in June 2021. Another increase of 10.3%. Now, this is a lot to digest. It's a lot of information. A couple of narratives that you need to watch, we do have new listings coming to market. The inventory has not increased substantially though. Properties are still selling, and selling very fast. But once again, we have a top-heavy market. We have an intricate and contentious market, between buyers and sellers.
