Real Estate Market Update for Ottawa, February 1, 2026. Ottawa had 488 Residential Properties sell in January, 2026, down 7.8%. (includes freehold and condos).
335 sales were freehold, down 4.8%, and 153 were condo sales, down 13.6% over last year.
Breaking down the average prices into houses and condos:
The average price for a freehold house in Ottawa for January was $730,631, down 4.2%. This includes detached singles, Townhouses and Semi-Detached homes.
The average price for a condominium in Ottawa for January was $383,899 down 12.9%. This includes apartments, row units and stacked-style condos.
How long does it take to sell a Home in Ottawa?
Last month Freehold houses took 49 days to sell versus 46 days last year and Condominiums are taking 66 days to sell versus 52 days last year.
