Landlords, Rental Property Owners, Property Investors need to be careful to make sure they have their investment properties insured correctly.

A landlords policy is different than a homeowner's for a few different reasons. The liability exposure is different and also the loss of use or loss of rents coverage is different.

Outside of those differences landlord or rental property insurance policies can be written on many different types of forms. They are all not automatically on a standard Special form or 3 form like homeowner's policies are.

Landlord Policies may be written on either a
Basic
Broad
or Special Form

Things covered under a basic form include basic things like fire, wind, hail and Lightening.

Broad form gives you much better coverage including things like smoke damage, vehicle damage, weight of ice and snow, frozen pipes, falling objects, collapse, etc.

The special form and the form that most homeowner's policies are on will also include but not limited to ice back up. Which is one of the most important coverage's here in Central New York.
