On this week’s Real Estate Right Now, I’m sitting down with Everett “Vic” Knight—NC Certified General Appraiser, former Chair of the NC Real Estate Commission, seasoned broker/owner, instructor, and owner of Chapel Hill Appraisals & Consultants—to translate appraisal-speak into plain English so both buyers and sellers know exactly what to expect. Vic’s been appraising since 1979, holds a BS in Civil Engineering (NCSU), and is widely regarded as North Carolina’s go-to on square-footage accuracy. In short: if it affects value, he’s seen it—and he’ll tell you what matters most right now.
We’ll unpack the new, standardized Reconsideration of Value (ROV) process—what it is, when to use it, and how to do it right. Since late 2024, lenders have been required to offer a clear borrower-initiated ROV pathway, and in September 2025 Fannie and Freddie refined those rules (including disclosure and documentation tweaks). If your appraisal seems off—or missed relevant comps—there’s now a formal playbook to request a second look the right way.
Next, we’ll tackle the measurement rules that keep blowing up valuations and negotiations: the ANSI Z765 standard. Since 2022 (and reinforced in 2023–2025), most GSE-bound appraisals must follow ANSI—meaning basements and areas even partially below grade don’t count in Gross Living Area, ceiling heights matter, and sketches must show precise calculations. If you’re a seller, we’ll show you how to get your home measured and documented so you don’t lose value to a bad square-footage assumption.
Finally, we’ll preview what’s coming with the UAD/URAR modernization—the new, dynamic appraisal report (UAD 3.6) that’s rolling through limited production now, with broad use ramping up into 2026. Expect more structured data, clearer comps, and fewer back-and-forth revisions—good news for timelines and transparency. Vic will share how these changes may impact turn times, what sellers can prep in advance (permits, upgrades list, access), and how buyers can spot a strong report from a shaky one.
