Our Reservoir Hill community is facing a critical decision point regarding the future of Parcel C (700 W. North Ave). The Reservoir Hill Association (RHA) successfully secured a delay on the developer’s BMZA hearing, and now we must present a community-backed plan.
THE ORIGINAL IDEA (The Promise)
A mixed-use development with 174 planned apartments (including affordable units). Ground-floor grocery store and retail shops (saving C2 commercial zoning).
THE NEW PROPOSAL (The Pivot)
A residential-only plan for 52 for-sale townhomes (starting around $400k+). Requires a variance to build housing on land currently zoned C2 Commercial, permanently sacrificing future retail opportunities.
The Developer's Rationale: MCB cites a substantial $27 million financing gap on the original mixed-use project, forcing the shift to a housing-only model.
The Community's Concern: We lose critical affordable housing and the commercial zoning needed for a walkable neighborhood (coffee shops, daycares, dry cleaners, studios, etc.). This is a "Use It or Lose It" moment for our commercial corridor.
