VA no no's is "hey I am gonna ask for the seller to pay for everything" The buyer has no money down and no out of pocket." That's pretty much what we outlined in that last example. My cost for $8,000. But again "hey mister seller I'm gonna offer you $8,000, you cover $8,000 of my cost, you're gonna make 400 grand" Is the seller gonna go for that? Maybe, maybe not? Maybe the appraisal is a concern, maybe the seller looks at it and says "you know what? If this place appraises for 408, I want to make 408, not make 400. So I'm gonna pass on your offer and wait for something better to come along" This is where [I was talking to a gentleman, you know] your VA buyers don't have a lot of capacity need to be patient and sometimes it is harder to get offers accepted because there is a concern out there that " hey will it appraise, or will I make more on the seller side?" 'cause that's the listing agents job is to get their seller the best deal. And that might mean passing on the offer. So one of the tricks to try to get your VA offers accepted is to try to make your seller credit as low or eliminate it completely that way your $400,000 offer is a $400,000 net. And if the next closest offer is 398 your $2,000 higher than the next closest offer. And you know, we can take care of the other stuff later.
