• But people seem to be overly focused on cashflow in investing and in my opinion miss another point
• Besides cashflow, there is another return component though. And that is appreciation income through price increase
• Total Return is the Sum of Cashflow Income and Appreciation Income
• The income through appreciation is here over 3 times higher than the income from cashflow
• When estimating an investment return, we can not ignore appreciation income and solely focus on cashflow
• Cashflow seems more real than appreciation, because the rental income shows up in your bank account every month
• The appreciation income is less visible but is as real as cashflow
• Ignoring it is dangerous, that is why cashflow isn’t everything and you always have to look at total return
