December 27 Weekly Reno Recap – What We’ve Been Working On
In this Fort Saskatchewan basement renovation update, the team walks through three major projects completed this week and the lessons learned along the way.
🏠 The Welsh Project – Basement Development
This unfinished basement required strategic layout planning. The original idea placed a bedroom too close to the mechanical room, which would have created long term noise issues. The final design included one large bedroom and a functional recreational space.
Key highlights:
• Corrected improperly secured framing attached to concrete
• Rebuilt unsupported builder-grade stairs
• Fixed missing drywall backing and plumbing rough-in issues
• Eliminated sewer gas entry from an open-ended cap
• Installed moisture-resistant drywall and full waterproof shower membrane
• Featured Baltic Carrera 12x24 tile and Mediterranean patterned flooring
• Added an Embassy ceiling for a modern look and future access
Final cost: Approximately $59,000.
🏠 Project G – Basement Renovation with Egress Fix
This project presented multiple unforeseen issues.
The largest concern was a non-compliant egress window. Instead of cutting the foundation, the team installed a hinged egress window system that meets code requirements.
Additional work included:
• Jackhammering 15 feet of poorly installed builder rough-in plumbing
• Custom tiled shower due to an uneven LVL beam
• Insulating exterior poly walls
• Vinyl flooring and custom staircase finish
• Updated window well to meet code
Final cost: Just under $70,000.
🏠 Project A – Full Basement & Flip Renovation
This was a full renovation project including upstairs updates and exterior improvements. Purchased as a dated home, it required structural corrections, layout redesign, and legal suite considerations.
Major upgrades:
• Open concept kitchen with quartz countertops and white shaker cabinets
• Main floor laundry built to allow future basement suite separation
• Furnace relocation to expand bathroom space
• Soundproofing insulation and solid core doors
• Backflow prevention and HRV vents for legal suite compliance
• Custom tile shower and vinyl flooring
• Hidden bookcase door and custom floating shelves with LED lighting
• Beam design with walnut stain
• Vertical siding and Lux triple-pane windows
Total investment: Approximately $115,000.
This project provided major lessons in legal suite requirements, separate heating systems, HRV compliance, and backflow prevention.
Looking Ahead
Fort Sask Reno continues refining systems and focusing on larger basement developments over 1,000 square feet with ensuite bathrooms to meet today’s buyer demands.
If you are planning a basement renovation in Fort Saskatchewan, this recap gives a transparent look into real costs, real challenges, and real solutions.
