HOST: Time again for our weekly chat with Jason Dwyer – managing director of station sponsor, Dwyer Property Investments.
The Dwyer team, which includes build partner Dwyer Quality Homes, has been helping locals invest in purpose-built residential property in South-East Queensland for 35 years.
Jason, we’ve talked a bit about the current shortage of rental housing on the Sunshine Coast – some people are even calling it a “crisis”...
JD: That’s right, Bruce. Part of the solution to the problem is increasing the supply of dwellings – and that means getting property investors back into the market.
HOST: Jason, talk us through the different types of property that investors can buy.
JD: It’s pretty simple, Bruce. In the residential housing market, people can buy standalone homes; single-level villas or multi-level townhouses; and also units.
It’s worth noting that investors who buy units or apartments under strata titles usually incur body corporate fees.
These fees for maintaining the property are out of the owner’s control and can often be so high that they seriously impact an investor’s returns.
HOST: In your experience, what kinds of dwellings make the best investments?
JD: Investors should be looking at their return on investment, which is a combination of rental income and the property’s capital growth.
Off-the-plan house and land packages in high-growth areas represent the highest returns for investors.
HOST: What’s your most popular product?
JD: Our high-end terraces at Harmony estate are very popular. We quickly sold all fourteen we built last year and there are fourteen more in the pipeline.
With the potential capital growth on these high-demand properties, I’m confident that they offer the best return on investment on the Sunshine Coast.
HOST: And is this in line with current market trends?
JD: Definitely. Rental demand is growing for detached, lower-density and larger houses, especially in the more affordable regional areas that have seen a surge in population growth – like the Coast.
Traditionally, units underperform in rental yield and price growth, compared with houses. We’ve seen this happen during the pandemic, too.
New home sales have also risen significantly since June last year, probably helped along by government incentives like the HomeBuilder scheme.
HOST: And how do you decide which areas are going to be the investment hotspots, so to speak?
JD: We choose locations that will provide consistently high rental income as well as strong capital growth to maximise investor returns.
How popular or desirable an area is depends a lot on its proximity to services like transport, schools, shopping, medical facilities and job hubs.
So, the level of infrastructure development is one of the key factors that determine where we guide people to invest.
And, right now, that’s the Sunshine Coast.
