One of the questions I get is, “Can you still find positive cashflow properties in Australia?”
And the answer is yes! You’ve just got to know what you’re doing. And you’ve got to know how.
First of all, there’s nine different factors that affect the cashflow of the property, so most people just focus on the rent. And they’re looking, looking, looking, looking, just to find this property that’s got this great rental yield and wondering why they can’t find anything that pays for itself.
So, then they try and do maybe some commercial property and then they realise that the bank will only lend them 60%, or they can’t – different things like that. But those properties do exist and we find them every day.
First of all, most people understand that you can only own so many negative cashflow properties before you run out of disposable income. But you can own an unlimited number of positive cashflow properties.
Now, we don’t present the property to a client unless it’s positive cashflow – full stop! We don’t present the property to a client unless it’s positive cashflow. And we find these properties in the best investment locations. We find these positive cashflow properties.
