The Tenant Fees Act 2019 completely banned all tenant fees; including agency fees, admin, letting fees, reference, exit fees and pet deposit.
Agents and landlords can no longer pass these on to tenants and have to absorb all the costs themselves.
► If your Landlord or Agent Has Charged A Banned Fee?
If your landlord or agent has charged one of those banned fees, first, you should confirm it is unlawful and ask for a full refund.
Should this make no progress, you can complain to a Redress Scheme, contact your local authority or go to the First-Tier Tribunal.
► What Payments Are Still Legal?
Despite this fees ban, rental payments, utility bills, tenancy variation, holding deposit, default fee and tenancy deposit are still legitimate payments you can be charged.
Among them, the biggest is deposit, which is kept at 5 weeks’ rent and is often refundable, unless you damage something beyond normal wear and tear.
