86 homes sold (sales picked up vs. December + January weekly pace)

87 price decreases

95 canceled + 74 expired listings (still a lot of “stale” inventory getting reset)

February is usually when the market starts to “wake up.” If the typical seasonal pattern holds, sales can rise sharply going into spring — which can mean less negotiating room in certain price ranges.
