What the lender will want to see. For example: Proof of deposit, i.e. foreign bank/investment statements, overseas transfers, gifted deposit letter templates, sale of property, translated sales agreements, and so on. Some lenders will want to see up to 12 months of evidence.

How the banking and mortgage landscape is different in the UK, i.e the duration of fixed rate products available etc.

Understanding the UK mortgage market, including getting a Decision in Principle and what's needed in terms of proof of deposit and documentation.

If you have financial obligations back home - i.e. another mortgage, supporting family members etc, this will all need to be taken into account for affordability and transparency.
