River City Apartments in Chicago—often simply called River City—is one of the city’s most distinctive architectural landmarks with a rich history rooted in visionary design and urban experimentation.
🏙️ Architectural Vision & Design
Architect: The building was designed by famed Chicago architect Bertrand Goldberg, best known for Marina City and other innovative structures.
Completion: River City was completed in 1986 at 800 South Wells Street in the South Loop neighborhood along the Chicago River. It’s a mixed-use complex combining residential units, commercial and office spaces, a marina, and indoor parking atop a raised plinth.
Design: Its serpentine, S-shaped form was engineered to make a bold visual statement and create an urban environment that interacts with the riverfront. The structure’s reinforced, poured-in-place concrete shells and curved facades echo Goldberg’s commitment to expressive modernism.
📜 From Utopian Dreams to Realized Structure
Goldberg’s original concept in the 1970s was far more ambitious: a massive complex of multiple 72-story towers linked by sky bridges and housing tens of thousands of residents—a “city within a city.” However, that grand vision was never fully approved or funded.
Over the next decade, the plan evolved into a more modest, but still highly distinctive, mid-rise serpentine building—the River City we see today.
🏢 Function & Structure
The building consists of two towers roughly 7 to 14 stories tall with 449 residential units ranging from studios to multi-bedroom penthouses.
The base includes approximately 225,000 sq ft of commercial and office space, a health club with a full-size pool, underground parking, and a 70-slip marina with a bubbler system that allows year-round use.
A signature feature is River Road, a 10-story enclosed atrium between the residential towers that acts as a social and circulation space.
🔄 Changes Over Time
2001–2006: River City was converted from rental apartments into condominiums as part of a broader trend of downtown residential conversions.
2018–2019: A joint venture of investors—including The Wolcott Group, Marc Realty, Ruttenberg Gordon Investments, and funds managed by Elliott Management Corporation—acquired all 449 units in what became Chicago’s largest condominium deconversion ever, transitioning them back into rental apartments.
Renovations have included modernizing common areas, the lobby, amenities, and residential interiors while maintaining respect for Goldberg’s original vision.

In the 2006 movie Stranger than Fiction, an apartment in River City was featured as a character’s residence.
The building appeared in the 2014 film Divergent as a backdrop in certain scenes.
