How did the housing market perform in December 2025 across Central California and Northern California? In this video, I break down real data from the counties I serve to show how differently each local market behaved.
I’m Harparteek Saini, a real estate agent serving Greater Sacramento and surrounding counties, and this analysis is based on actual MLS trends — not headlines.
🔹 San Joaquin County (Manteca & Lathrop)
• 278 homes for sale, only 86 sold → 31% absorption rate
• Strong builder competition with 4.5%–5% rates, resales closer to 6%–6.5%
• Trucking & IT industry slowdowns + return-to-office hurting demand
• Avg list price: $757K | Avg sold price: $648K
• 11.7% YoY drop in price per sq ft
• Avg days on market: 64 days
➡️ Buyers have options and incentives. Sellers must price very carefully.
🔹 Sacramento County
• Inventory down 25% month-over-month
• Avg list price: $737K | Avg sold price: $620K
• Buyers favor affordable homes
• Market is stable — not crashing, not booming
➡️ If rates drop, prices could rise quickly due to tight supply.
🔹 Placer County (including Roseville)
• Fewer listings increased demand
• Luxury homes sitting; affordable homes moving
• Many post-2021 buyers are underwater after commissions & costs
• Incorrect pricing leading to expired listings, especially in West Park
➡️ Local expertise and pricing strategy are critical.
🔹 Sutter County (Yuba City & surrounding)
• Absorption rate improved from 26–27% → 41%
• Days on market dropped 86 → 59 days
• Avg sold price: ~$500K | Avg list price: ~$640K
• Price per sq ft increased YoY ($255 → $261)
➡️ No crash here. Buyers are active, especially under $550K, with strong incentives.
📌 Big Takeaway
2025 was a slow year overall for Northern California’s Central Valley, but each county behaved differently. Inventory levels, local jobs, builder incentives, and pricing bands mattered more than ever. Local knowledge isn’t optional — it’s essential.
