It turns out West Palm Beach has become the surprise leader in luxury real estate price growth across the entire U.S. Over the last decade, luxury home prices in West Palm Beach skyrocketed by a staggering 187%—more than any other city in the country. That’s even more than Miami (up 148%), Nashville, Phoenix, and Las Vegas. While West Palm might have once flown under the radar, it's now firmly in the national spotlight, especially among wealthy buyers looking for sun, space, and lifestyle-friendly locations.

But this isn’t just a West Palm story—it’s a Florida story. The state’s luxury housing market as a whole is booming. Orlando saw a 137% jump, Tampa 122%, and even Fort Lauderdale came in strong with 117% growth. All of these cities ranked in the top ten for luxury home price growth nationwide.

The shift has largely been driven by a post-COVID migration pattern. Wealthy homebuyers have been gravitating to Sunbelt states like Florida, drawn in by warm weather, more space, and favorable tax conditions. These factors have made Florida a magnet for high-net-worth individuals, while traditional coastal powerhouses like New York City have seen much slower growth. In fact, New York only saw a 15% uptick in luxury home prices over the past ten years—the slowest among major U.S. markets.

That said, California still dominates when it comes to raw dollars. San Francisco’s median luxury home price is an eye-watering $6.4 million. So while growth is slow there, those already holding California real estate are sitting pretty.
