This is not a formal home inspection—I’m a realtor and fellow investor walking the property to identify potential red flags, repair scope, and deal viability before my client decides whether to move forward and order a full professional inspection.

I start with the exterior, where we immediately notice:
• A roof issue with a professionally installed tarp
• An above-grade foundation with visible crawl space
• Multiple add-ons to the original structure
• Vinyl siding condition, ventilation, drainage, and lot layout
• A detached garage with solid structure and workspace potential

Inside the house, I break down what I’m seeing room by room, including:
• Flooring condition and soft spots
• Signs of water intrusion and roof leaks
• Wood rot and moisture issues
• Musty odors that may indicate mold
• Bathroom and kitchen condition
• Electrical panel observations
• Pest activity (including German roaches)
• Add-on patio issues with visible mold and water damage

This property has good size and layout (4 bedrooms, 2 bathrooms), but it also comes with real concerns—especially the roof, moisture, mold risk, and foundation considerations that investors need to factor into their numbers.
