I would recommend you to never construct basement in this size house. This will occupy much of your space and you will get less living space. The first option is constructing ground floor only, second option is ground and first floor and the third option includes ground, first and second floor. Firstly, let's see how much construction is done in ground, first and second floor. In ground floor 700 SF is constructed, first floor 600 SF and second floor 500 SF. Moving towards the cost of construction
Option1: Ground floor only
In ground floor, grey structure cost will be Rs 1 lac 50 thousand (1500 per SF) and A quality finishes cost will be Rs 8 lacs 75 thousand (1250 per SF). so the total cost to construct this single storey house will be Rs 19 lacs 25 thousand. This only has one bedroom and is not a very popular option. Don't get this size house designed as it has very limited designs though you should get the front elevation designed by an architect.
Option2: Ground+ First floor
Adding the first floor in it. For first floor, grey structure cost will be Rs 9 lacs (1500 per SF) and A quality finishes will cost Rs 7 lacs 50 thousand (1250 per SF). The total cost of grey structure will be Rs 19 lacs 50 thousand and A quality finishes will be Rs 16 lac 25 thousand. So the total cost to construct this double storey house is Rs. 35 lac 75 thousand approximately.
Option3: Ground+ First+ Second floor
Adding in the cost of second floor. The grey structure will cost around Rs 7 lacs 50 thousand (1500 per SF) and A quality finishing will be Rs 6 lacs 25 thousand (1250 per SF). Total grey structure cost is Rs 27 lacs and total A quality finishing cost is Rs 22 lacs and 50 thousand. So if you construct this triple storey house, the total cost of construction will be Rs 49 lacs 50 thousand.
Comparison:
The total cost of ground floor is Rs 19 lacs 25 thousand, ground + first is Rs 35 lacs 75 thousand and ground+ first + second is Rs 49 lacs and 50 thousand.
