"This cost-efficient element of design controls the flow of run-off water from vehicles entering the car park and any rain which, under certain weather conditions, might be driven in through the building's external cladding - which will be applied later on during construction.
"It allows the water to be collected in a series of rainwater gullies along the spine of the building, which is then taken down the building via downpipes and into a drainage system below the ground.
