January 2026: The Housing Market's Breaking Point | ARE PRICES TUMBLING?

Описание: End of January 2026 market update. ARE PRICES FALLING? Is the market crashing? Are buyers still OFF of the fence??

If I had to compile a word that described the 2025 market it would be "RESILIENT." Kuddos for those agents who are still pressing on as well.

To our buyers - YOU MUST SIGN EITHER A BUYER BROKER OR SHOWING AGREEMENT prior to any scheduled tours with a Realtor. You can stop into an open house and not have to sign anything but in any real estate market this is required. Again this is NOT just a Florida requirement. It is a nationwide requirement.

Does that mean agents are NOT adhering to the rules? YES some agents are not having their paperwork in line so to speak. CASE IN POINT - we had a listing go pending and the agent who showed it called expressing that her client "will be bringing an offer." Little did she know, her clients had called another Realtor and put the home under contract BECAUSE THAT REALTOR DID NOT HAVE THAT BUYER SIGN AN AGREEMENT - which is absolutely required.

In any event, the biggest takeaways from the 2025 market as we end Jan, are:
99 days on market from listing time to pending time period
homes are selling on average 93% of asking price from the last listed price (NOT the original price)
inventory / supply is down, sitting at 4.7 months of inventory
home values are down about 5-6% year over year in 2025 compared to the prior year
