Project Overview: 400 N Lake Shore Drive (North Tower)
Current Status (February 2026):
• Height: Reaching toward a final architectural height of 858 feet (72 stories).
• Progress: The concrete core is currently active on the upper floors (approx. 68–70), with glass curtain wall installation progressing on the mid-rise sections.
• Design: Designed by David Childs of Skidmore, Owings & Merrill (SOM), featuring a tapering facade with "cascading" transitions.
• Units: The North Tower will contain 635 rental apartments.
Site & Infrastructure:
• Location: The former Chicago Spire site at the junction of Lake Michigan and the Chicago River.
• Public Space: Construction includes the development of the 3.3-acre DuSable Park, located east of the towers.
• Founder’s Way: A new pedestrian and cycle link is being built to connect the Chicago Riverwalk to the lakefront.
Development Team:
• Developer: Related Midwest
• General Contractor: LR Construction & Related Construction
• Completion Date: The North Tower is slated for occupancy in early 2027
•Total Floors: 72 (North Tower)
•Height: ~857-858 feet
