I chat with Jon Brooks, a real estate professional, who services the Jacksonville, FL market. He discusses his market, what his agents are seeing, government subprime, creative financing, "rage" delisting and the distressed consumer. This show was taped on 9/8/2025 before the Fed lowered the effective funds rate. After rates were cut last week the 10-year yield and mortgage rates started ticking back up. Unfortunately, it doesn't look like we will get mortgage rates similar to last year in the very near future absent a massive market swing. Stay tuned as the Fall is going to be very interesting.
