Описание: The official June data is in, and the July 2026 Arizona real estate market just did something it hasn’t done in 15 months. For over a year, the Phoenix metro area has been riding a record-breaking streak of inventory highs. But June’s data officially snapped that trend. While we are technically in a market recovery compared to the last three years, June also brought a brutal reality check for sellers who overprice their homes.

In this 20-minute data deep dive, we break down the exact numbers across ARMLS, regional trends in the East Valley and Northeast Valley, and why waiting to adjust your price is the most expensive mistake you can make right now.

📈 Key July 2026 Market Metrics Covered:Available Listings: July opens with 24,708 listings—a 3% dip month-over-month, officially snapping our 15-month run of 10+ year record highs. Just Listed Volume: June delivered 8,269 new listings. While down 8% MoM, it’s the highest volume for a June since 2022. The Listing vs. Sold Gap: The average list price sits at $646,541 (Median $449,900), but the 30-day median sold price held flat at $455,000. Average price cuts hit -$14,240. Days on Market (DOM): The median cumulative days on market rose for the 4th straight month to 63 days. Under Contract: July steps in with 7,691 properties under contract—down 12% MoM due to summer seasonality, but up 5% over 2025. Closed Sales: June dragged in just 7,241 closings. Excluding 2008, this is the fewest June closings since 2014, showing that demand is recovering slowly.

Time isn't neutral right now—it's incredibly expensive. Homes that sell within 30 days are capturing 98.5% of their original list price. By the time a home sits past 120 days, that number plummets to 89%. On a $500,000 home, that mistake costs a seller $55,000.
