⚡ THE "CHEAP LAND" TRAP
Years ago, I found a deal that looked too good to be true. 5 Acres for $15,000. I bought it. I was excited to build my cabin. Then I called the Power Company. They told me: "Sure, Mr. Wasan. We can bring power to you. That will be 6 Poles at $7,000 each." The cost to plug in my house was $42,000—three times the cost of the land itself.

1. POWER (The Expensive One)
On The Road: Ideal. Connection cost is usually less than $1,500.
Off The Road: You pay per linear foot/pole. Approx $5k-$10k per pole.
2. WATER (The Deep One)
City Water: Rare in rural land.
Well: You drill down. Average cost $5,000 - $15,000 depending on depth.
3. SEWER (The Dirty One)
City Sewer: Almost never exists on rural land.
Septic System: You need a "Perc Test."
Pass: Standard System (~$6,000).
Fail: Mound System (~$25,000+).
