If you are a landlord or rental property owner you may want to understand who is responsible for what when it comes to #rentalpropertyrepairs. This is important because during the tenancy there will always be repair requests throughout the lease term.
Landlords are responsible for providing safe and habitable living conditions. Which means handling major repairs, structural issues, and compliance with health and safety standards. Whereas tenants are typically expected to keep the property clean and notify the landlord of any issues promptly.
Common Responsibilities of The Landlord Include:
Repairing and maintaining the structure.
Ensuring electrical, plumbing, and heating systems are in working order.
Complying with health and safety codes.
Common Responsibilities of The Tenant Are:
Keeping the property clean and free from damage.
Reporting any maintenance issues in a timely manner.
Respecting the terms of the lease agreement.
Most Frequent Landlord Responsible Repairs (not tenant-caused or tenant negligence):
1. Broken Locks
2. Plumbing/Water Leaks
3. Water Heaters
4. HVAC Heating & Cooling Systems
5. Electrical Issues
6. Drywall Repairs
Most Common Tenant Responsible Repairs Are:
1. Burnt-out lightbulbs
2. Fire Alarm Batteries
3. Damage caused by Pets or Guests
4. Loose Screws
Make sure you have a quality lease agreement and follow all terms of your lease. Some repairs that fall into a grey area for many landlords and rental property owners are items such as:
1. Washer/Dryer Repairs
2. Appliance Issues
3. Garbage Disposal Repairs
4. Icemaker (convenience item?)
Here is my checklist to help landlords protect their real estate assets:
Step 1. Identify the issues (structural problem, appliance malfunction, general maintenance, tenant-caused damage?)
Step 2. Check your lease agreement
Step 3. Communicate with your tenant
Step 4. Document, document, document
Step 5. Inspect the property throughout the lease agreement
If you follow these tips when investing and managing your #rentalproperty you'll have much more success and a tenant that is much more likely to renew their lease agreement.
